PROVIDING THE LANDLORD/TENANT ACT TO THE TENANT
Source: Law Offices of Heist, Weisse & Wolk, PLLC
Do you need to provide the Florida Landlord/Tenant Act to your Tenants? Maybe. If you're using the Supreme Court Approved (a/k/a FAR/BAR) Lease, you are required to provide the Tenants with the Act. If your attorney prepares your lease, it is completely unnecessary β another reason using the lease prepared by our office is beneficial. Manage single family homes and need a lease prepared? Simply go to attorneylease.com.

YOUR QUESTIONS, OUR ANSWERS

This Month's Top Property Manager Situations
| Q1 |
The "Cursed Unit" β Nothing Ever Works
We have a unit with constant legitimate maintenance issues. Stove, refrigerator, a/c problemsβwe fix everything promptly but the Tenant is never satisfied and now has an attorney. We sent a detailed response letter explaining all we've done. Our attorney says we shouldn't have done that. Why not?

Three-Day Notice Names β Does "and all others" Work?
Our computer program was putting everyone, including non-lease-signing occupants and children, on the Three-Day Notice, causing formatting problems. We started addressing it to just the main Tenant followed by "and all others." Our eviction attorney said this could put the case at risk. What's the rule?

Security Deposit Bank Change β How to Switch Legally
We just took over management of a property where the prior company held deposits in an interest-bearing account. Our company doesn't use interest-bearing accounts. We transferred the deposits to our bank, which is non-interest-bearing. The leases state Tenants are entitled to interest. How do we legally change this now?
