Two big deadlines are coming upon us soon. March 15, 2026 is your deadline for filing your corporate tax return with the IRS if you have a P.A., LLC or the like and May 1, 2026 is your deadline for your corporate Annual Report. Many property managers are indeed incorporated, many property owners hold their properties in a corporation. These dates are easily forgotten, and the penalties are pretty fierce! Head over to www.sunbiz.org, file and pay for your Annual Report NOW and get it over with! Be sure to have your proper email address listed as they no longer send the bill by mail.

EDUCATING YOUR OWNERS – WHY THE OWNER AND TENANT SHOULD NEVER COMMUNICATE
If a property is being professionally managed by a property manager, it is crucial that all communication goes through the property manager. While this is obvious to a property manager, the owner often does not understand why it is so important and, tenants sometimes decide to find and contact the owner. Educating your owner can avoid some serious problems and it is up to you to make this a goal.

BACK TO BASICS FOR BEGINNERS – THE TENANT'S LAST KNOWN ADDRESS
One of the most common questions we get pertains to the tenant's last known address. It's crucial and easily mistaken. Is it the address you have on file? Where did the tenant move to? Did the tenant give you a new address and you forgot? Maybe the tenant simply took off with no notice or got evicted. Failing to send the Notice of Intention to Impose Claim on the Security Deposit to the right address can have serious and expensive consequences.

It reminds you of the deadline this month's newsletter addressed for the filing of the Annual Report and selecting the Registered Agent. You click the link and get to a website where everything looks official. You fill it all out, submit payment and now you are all set for the year. Did you get something you did not bargain for?

The truth is, a long lease does very little to keep a Tenant in place and can cause you to be stuck with a nightmare. When a Tenant wants to pack up and leave, that long lease generally does not stop them. Many property managers and landlords are fooled by the seeming allure of a long lease.
