HOMEOWNER'S ASSOCIATIONS ARE OUT OF CONTROL
Almost 45% of all Florida single family homes are in an Association—be it a Homeowner's Association or a Condominium Association. Often these power hungry associations are acting outside of the law. Wasteful spending, no bid contracts, outrageous fines, sham elections, anti landlord rules, insane liens, improper foreclosures—the list goes on.
House Bill 657 – the "Homeowners Association Dissolution and Accountability Act" – may provide some solutions. Learn about the key provisions and how they impact property managers.

UNDERSTANDING A POWER OF ATTORNEY AND DEATH
There will come a time where a person holding a Power of Attorney for another will sign a lease or otherwise act on behalf of someone else. It could be someone acting on behalf of a property owner where you manage the home. Now, the tenant or property owner dies and you think you can continue to deal with the person who has the Power of Attorney. YOU CAN'T.
A Power of Attorney DIES the moment a person who gave someone a Power of Attorney dies. No exceptions, no excuses, no sob stories. The POA is DEAD and has no more legal relevance.

AVOIDING SCAMS WITH THE OLD SCHOOL APPROACH
Over the years, the entire advertising, application, screening, approval, move in and payment process has changed dramatically. Tech has replaced most in person contact and the results have been astounding. What results are the most glaring? SCAMS.
Fake names, fake pay stubs, fake landlords, identity theft, and more is resulting in BIG problems that you only find out about when it's too late. LEASE TIPS AND TRICKS: ALL ADULTS ON THE LEASE

Having EVERY adult on the lease agreement is crucial but, often, when we go to file an eviction for our clients, we see people missing. Why? Was it an accident or was it done by request by a tenant for some reason? All adult occupants must be on the lease or an eviction can go bad fast.
Eighteen year old son or daughter living with parents? Get that person on the lease. Husband requests wife is only on the lease as an occupant. Just say NO.
