QUICK TIPS FOR NONPAYMENT OF RENT,

NONRENEWALS, AND NONCOMPLIANCES

 

NONPAYMENT OF RENT:

Use 3 DAY NOTICE for all rent owed

 

PARTIAL PAYMENTS: If you accept a partial payment, you will need to give a new 3 DAY NOTICE

 

NONRENEWALS:

  1. Month to Month - SERVE NOTICE OF NONRENEWAL at least 15 days prior to October 31 for tenant to vacate October 31
  2. Leasesserve Notice of Nonrenewal in accordance with lease

 

NONCOMPLIANCES:

        Serve 7 DAY NOTICE TO CURE or TERMINATE depending on noncompliance. Refuse rent if proceeding on 7 Day Notice of Noncompliance.

NOTE: IN SOME CASES THE 3 DAY NOTICE WILL NOT BE PROPER. IN SOME CASES, NONRENEWAL MAY BE DIFFERENT. THE LEASE WILL BE DETERMINATIVE.
