The Problem
When you rent out a house, the tenant is allowed to use everything there and you are required to maintain and repair everything there UNLESS these items are specifically EXCLUDED from the lease. Often this comes as a huge surprise to the landlord or property manager who assumed that something would NOT be the landlord's responsibility.
Many of our property manager clients fail to specifically exclude items in the lease resulting in huge problems. You can and should exclude things, unless the owner is going to be responsible for it all – and sometimes that's what you want – but is this what the owner wants?
Get It Right Before Signing
Take your time before preparing that lease to make 100% sure that you and the owner are on the same page as to what will be excluded from the owner's responsibilities when it comes to a repair or replacement.
This Is Your Chance
This is your chance to get it right and it might be the last chance because once the tenant signs that lease, it's too late. This is your time to shine.
Miss something and the owner is going to be really angry when they find out that they have to repair or replace it.
