Great news for Florida property managers and landlords! Governor DeSantis has signed House Bill 615 into law, bringing landlord-tenant communications into the digital age. As of July 1, 2025, you have the option to send and receive official notices electronically via email, including 3-day notices, 7-day notices, security deposit claims, and other official communications if your tenant opts-in to receiving notices via email.
The law is currently in effect! If you have not already, prepare now by updating your systems and training staff. Visit our website to download compliant addendum forms and learn best practices.

Legal Update: Deposit Disclosure Lease Language Change

HB 615 also updated the disclosure language that is required in your lease. If you are using a lease prepared by the Law Offices of Heist, Weisse & Wolk you do not have to worry, your lease will automatically be updated. If you are not using our lease you must ensure that your lease is updated to include the new disclosure as required by Florida Statute 83.49(2)(d).

How Bad Could It Get: Rent Control Measures
Saint Paul, Minnesota has recently enacted a "Residential Rent Stabilization Ordinance" that limits rent increases for certain properties to 3% per 12 month period. While the ordinance does have exceptions and exemptions, it most definitely complicates matters for landlords.
