THREE DAY NOTICE AMOUNTS! - Are there only "rent" or items considered "additional rent" on your notice?

NAMES ON THE THREE DAY NOTICE! - Are all the tenants' names that are on the lease also on the Three Day Notice?

ADDRESSES! - Did you confirm the address on the Three Day Notice is the exact address as it appears on the lease?

EXAMINE! - - Is the "Certificate of Service" filled out on your 3 day showing when, to whom and how the notice was delivered?

EXPLAIN! - - Have you explained to the attorney why the amount on the Three Day Notice might not match the rent amount on the lease?

FAX! - - Did you FAX all pages of the lease and Three Day Notice to your attorney including the back pages of the lease?

CONFIRM! - - Did you call and confirm that your attorney received all the pages. A fax machine can pull through more than one page at a time! A power outage can make it appear that a fax was received but in actuality, it was in memory and now is gone forever!

CHECK FOR PAYMENT! - Did you confirm that the tenant possibly had come in and paid without your knowing or the money is in a drop box or bin?
